Many sellers are surprised when they find out what their mobile home is worth. Unlike traditional real estate, mobile homes have a unique set of valuation rules.

1. Location, Location, Location

Is your home in a high-end park with a pool and clubhouse, or an older park with dirt roads? Or is it on its own private land? Homes on private land are almost always worth more because they appreciate with the land. Homes in parks tend to depreciate like cars.

2. Age and HUD Code

The magic year is 1976. Homes built before June 15, 1976, are "Pre-HUD" and are very difficult to finance or insure. This drops their value significantly. Newer homes (post-2000) hold value much better.

3. Single Wide vs. Double Wide

Generally, double wides are worth more because they feel more like a traditional house. However, a pristine single wide can be worth more than a trashed double wide.

4. Condition (The "As-Is" Factor)

Does it need a new roof? Are there soft spots in the floor? (Common in mobile homes). Every repair needed is a deduction from the final price.

5. The "Park Rent" Factor

This is the hidden killer. If your home is in a park with very high lot rent (e.g., $800/mo), your home is actually worth less. Why? Because buyers have a monthly budget. If they have to pay $800 to the park, they can afford to pay you less for the home.
